When you’re buying a home, both may be important parts of the process but they serve very different purposes.

πŸ”Ž A home inspection looks at CONDITION.
An inspector examines the home’s major systems and components and may identify defects, safety concerns, or areas that need attention.

πŸ“Š A home appraisal looks at VALUE.
An appraiser provides an opinion of the property’s value, considering the home and relevant comparable sales. For financed purchases, the appraisal helps the lender evaluate the property securing the loan.

One does not replace the other.

Understanding the difference and knowing what to expect at each stage can help you move through the homebuying process with fewer surprises and better questions.

That beautiful chandelier? The refrigerator? The wall-mounted TV? The patio furniture? The shed in the backyard?

When touring a home, it can be easy to assume that everything you see will still be there when you get the keys but what stays and what goes should never be left to assumption.

πŸ”© Attached fixtures may be treated differently from movable personal property.
πŸ’‘ If there’s a particular light fixture or feature you love, ask about it.
🧊 Don’t automatically assume every appliance is included.
πŸ“Ί The TV and its wall mount may not necessarily be treated the same way.
🌳 Sheds, playsets, grills, patio furniture and other outdoor items should be clarified when they’re important to you.

And most importantly:
