“Ain’t no way you can build a new Sandlot from the ground up in less than 30 days…. How is that even possible?” 🤔

Great Question!

First: In Prince Georges County, any land disturbance above 5,000 square feet will trigger a massive bio retention pond requirement and storm water plan which can get expensive and exhaust any construction timeline, so we creatively designed a foundational perimeter with 28 double stacked 20’ shipping containers and utilized an off the grid utility plan for services such as water, power, and septic, and ended up right around 4,900 square feet.

Second: We installed an 18’ wide asphalt egress off McCormick Drive to create a service lane for loading purposes, food trucks, service vehicles and more, alleviating any traffic congestion on the street and safely onto the site.

Third: Restrooms😅 No worries y’all, you won’t find any port-a-potties at any Sandlot location, ever. Instead we have a combination of two premium V.I.PEE restroom trailers with 10 stalls each (gender specific), and a three stall ADA shipping container restroom we’re relocating from for accessibility purposes. With 23 stalls, that accounts for the venue capacity of 805 persons, with alcohol being served for 4+ hours.

Plenty more quirky, creative ways we advanced this project w/ Prince George's County Government & Prince George's County Executive, but sharing a few to highlight how quick a community can be built for strategic placemaking & programming purposes that will ultimately enhance the livability of a neighborhood.

(9490 Lottsford Road) will mark the 10th Sandlot location since launching in March 2019 with in Buzzard Point, the 2nd location outside of DC proper since launching in June 2021 with at the Boro, and the 1st location in Prince George’s County. ✨

In partnership w/ Banneker Ventures, with strategic support from Prince George's County Executive, we identified and confirmed a void in experience and activation in the area and advanced an opportunity to bring non-traditional, creative placemaking and programming to the community ahead of the multi-family development The Promenade @ Lottsford. 🏡

From the ground up, what you’ll see at the site over the next two weeks is a creative approach to construction activity from excavators moving dirt across the 20,000 square foot site, to asphalt being poured for our driveway egress off of Mccormick Drive, to over 30 shipping containers creating the foundational footprint, to a final delivered product, all in 30 days or less. 😅

The development team behind the Promenade at Lottsford has tapped Sandlot co-founders Ian Callender (Ian) and Scooty Hallums (unklescooty) to launch one of their temporary event venues on part of the 10-acre site by McCormick Drive and Lottsford Road. It’s an interim step for the Promenade team, a joint venture between Banneker Ventures (Banneker Ventures) and Bright Horizon Ventures, as it readies to break ground next year on its $340 million mixed-use development near the Downtown Largo Metro station.

Sandlot Largo will be about 20,000 square feet and have a capacity of around 800. The partnership is investing about $500,000 to launch the space, which is slated for a soft opening in late August. Its first season will run through the fall and start back up in spring 2027 before shutting down to make way for the Promenade’s anticipated summer 2027 groundbreaking.

That notion of phase zero, or site activation before a project breaks ground, is part of a playbook Sandlot has refined and iterated on many times since it set up its first one in 2019, on a site at 1800 Half St. SW later developed into the Verge apartments in Buzzard Point. The venues, serviced by food trucks, feature recycled shipping containers to repurposed as modular bars, kitchens and restrooms. They’re typically open on weekends and for special events.

Callender and his Sandlot team began pitching Prince George’s County officials, including now-former County Executive Angela Alsobrooks, in 2022 about ways to activate its public spaces, and it was Alsobrooks, now a U.S. senator, who connected him with Robinson and her team. Thanks to Prince George's County Executive Aisha Braveboy , the building permit process was expedited to accommodate for Sandlot’s first “Off-the-Grid” concept where all utilities are independently serviced, satisfying a 100% fully sustainable, standalone project.

It will be Sandlot’s first outpost in suburban Maryland, and it’s a homecoming of sorts for Callender, a DeMatha Catholic High School grad whose first job was working at the BET Soundstage, an entertainment-themed restaurant and live broadcast venue that later became Jasper’s American Grill.
