You can have a perfectly valid will and still have your house sit in probate for months. Here's where the gap usually is.

A will tells a court what you wanted. It doesn't control the deed.

Property titled in your name alone goes through probate first, no matter what the will says. Joint tenancy with right of survivorship passes straight to the surviving owner. Tenancy in common doesn't. Most states also let you record a transfer on death deed, which names who gets the house and keeps it out of probate.

Your retirement accounts work the same way. They pass to whoever is on the beneficiary form, and that name beats your will every time.

Pull your deed from the county recorder and read how you're listed. If it doesn't match what you want, send me a message. I can't give you legal advice, but I can go through how your property is titled with you and point you toward an estate attorney.

If you have not called your insurance company since the day you bought the house, your policy is describing a house you don't live in anymore.

Everything in this list is aimed at changes you already made. It works the same going forward.

Before you break ground on the addition or sign the pool contract, that is the cheapest possible time to make the call. You find out what it does to your coverage while you can still plan around it, instead of finding out in the middle of a claim.

Same goes if you just bought. The policy you set up at closing was priced on the house as it was that week.

The fall season in Salt Lake is posted and on sale. Here's what's opening at five of them.

🎭 Ballet West - Dracula, The Nutcracker and Don Quixote at the Capitol Theatre, plus two repertory evenings.
🎭 Utah Symphony - Fall concerts at Abravanel Hall, September 11 through October 24, with plaza festivities beforehand.
🎭 Pioneer Theatre Company - Three productions before the year ends, starting September 11 on the university campus.
🎭 The Parker Theatre - To Kill a Mockingbird, September 12 through October 17, in a 200-seat playhouse.
🎭 Utah Museum of Fine Arts - salt 14: Yang Yongliang opens October 26, and admission is free on some days.

Check the run dates before you pick one. Some of these are up through winter and some close in three weeks.

You do not need a flight or a day off work for any of these.

Every one of these is close enough to leave after work on Friday.

Five places within about two hours of Salt Lake City, and none of them take a day off work.

🚗 The Homestead Crater - Soaking, snorkeling or diving a 90 degree geothermal spring, under an hour to Midway.
🚗 Park City Mountain - The largest ski resort in the country, forty five minutes from downtown.
🚗 Snowbasin Resort - Olympic downhill terrain and free parking, about an hour north above Ogden.
🚗 Sundance Mountain Resort - Skiing, biking and Stewart Falls under Mount Timpanogos, an hour up Provo Canyon.
🚗 Bear Lake - Twenty miles of turquoise water, two hours north through Logan Canyon.

Book one night instead of driving out and back the same day. You come home from a day trip more tired than when you left.

Most of what people do to their houses raises what it costs to insure them. A few do the opposite, and nobody tells you which ones.

Your insurer prices your policy on one thing: how likely you are to file a claim. Anything that lowers those odds can lower what you pay. But only if you tell them it is there.

One piece the slides left out. A new roof cuts your claim risk, so your premium can come down. It also costs more to replace than the old one did, so your rebuild coverage may need to come up. Reporting it lets your insurer move both at once instead of just one.

If you haven't looked at your deed since closing day, this one is for you.

Two people can hold a house as tenants in common or as joint tenants with right of survivorship. Same two names, same house, same deed.

Only the second version hands the house to the surviving owner the day the first one dies. No case, no judge, no waiting.

Whichever version is on your deed was picked at your closing table, probably in about four seconds.

Five weekend getaways within about two hours of Salt Lake City, yet far enough away to feel restful.

🚗 The Homestead Crater - Book the Crater ahead for a weekend, since reservations there are not a formality.
🚗 Park City Mountain - Parking runs $60 to $80, the cost nobody plans for.
🚗 Snowbasin Resort - No lodging on the mountain, so people stay in Ogden, thirty minutes out.
🚗 Sundance Mountain Resort - Late September into early October is when the canyon turns.
🚗 Bear Lake - July and August are when the water gets into the mid 60s and 70s.

The one thing I would sort out before you leave is where you are sleeping. Everything else on a trip this short works itself out.
