I asked one question: “How long are you going to wait?”

They had been waiting for rates to come down.

So I asked the husband, “What rate are you waiting for?”

His wife looked at him and said, “Wait… how long are we going to wait?”

And that was the moment I knew we needed to stop talking in generalities and start looking at the actual numbers.

Because “waiting for rates” sounds like a plan.

But if you don’t know what rate you’re waiting for, what that rate would actually change in your payment, or what could happen with prices and competition while you wait… is it really a plan?

Leadership isn't about being needed for everything. It's about building people who know they can handle more.

The goal was never to create a team that waits for me to have every answer. It's to build people who think, solve problems, trust themselves, and know when to ask for help. That takes coaching, patience, and letting people stretch a little, and yes, sometimes it means watching someone do it differently than I would. But that's leadership too.

The real win isn't having a team that depends on you for every move. It's having a team that grows strong enough to make great moves on their own.

I'll always be there. I'll always coach. I'll always protect the standard.

But I also want the people around me to know they are capable, trusted, and ready for more.

Buying a home can feel hard.

Saving the money. Getting your credit where it needs to be. Understanding the numbers. Competing for the right house. Making a decision that feels big.

When a great rate isn't the whole picture anymore.

A low mortgage rate is great. But it's not the only number that matters.

You might have a great rate on your mortgage, a lot of equity in your home, and still feel buried by credit card debt.

That's where I want to look at the bigger financial picture: what those cards are costing you every month, what interest rates you're actually paying, how much equity you have, and what changing the structure could do to your cash flow.

I'm not saying the answer is always to touch your mortgage. Sometimes it is. Sometimes it isn't.

But it's worth looking at all the numbers before deciding your low rate is the one thing that can never be touched.

One great number doesn't automatically mean the whole financial picture is working.

Affordability Isn’t One Number

Everybody wants housing to be more affordable. Nobody wants their home to be worth less.

And there’s the tension.

Buyers want lower prices. Homeowners want values to hold. Sellers want strong offers. And pretty much everyone would love a lower mortgage rate.

But affordability isn’t just one number.

Sometimes it improves because rates move. Sometimes because buyers gain negotiating room. Sometimes through seller credits, incentives, or a better financing structure.

That’s why “home prices just need to come down” sounds simple. The reality is a lot more complicated, with a lot of pieces moving at once.

Data over drama. Strategy over assumptions.

Had an interesting week with two buyers who, on paper, had nothing in common. Different homes. Different situations. But we ended up using the same strategy for both.

On one existing home, the buyer’s agent negotiated a 3% seller credit. On a new construction home, the builder offered a $20,000 incentive.

In both cases, we looked at the numbers and used part of those incentives to buy the rate down and improve the monthly payment.

That’s why I keep saying the purchase price is only one part of the deal.

Sometimes the opportunity is in the credit. Sometimes it’s in the rate. And sometimes it’s in how we structure everything together.

Price. Credit. Rate. Payment.

That’s the strategy.

If you’re buying, don’t just ask, “What’s the rate?”

Ask, “What can we negotiate, and how can we use it?”
