10 PROPERTY LEGAL TIPS FOR THE NEW WEEK.
1. Verify ownership of the property before you purchase. In property transactions, due diligence is mandatory.
2. Always ask for your receipt. Take a picture of it and keep it very well. You may need it someday.
3. Never renovate a rented property without first obtaining the written consent of the owner of the property.
4. Where someone gifted you a property, ensure that the document of the property is bearing your name.
5. If you have a property and you cannot manage it as a result of distance or ill health or for whatever reason, you can grant someone a Power of Attorney to manage the property.
6. In a landed property, engage a lawyer to draft the necessary documents at least.
7. Never rush into any property transactions. Take your time and get answers to questions about the property before you purchase.
8. Check the property physically before you purchase. If you are busy, send someone to check and confirm certain factors before you make your decision.
9. Never purchase a property directly from someone who lacks a contractual capacity. You can purchase through their guardian or trustees.
10. When it comes to family land, ensure that the proper consent of the family head and principal members of the family are gotten before you buy.
